Property in Mayfair
If you are planning to buy one of Mayfair’s enormous mansions or simply a two bedroom pied-a-terre the information on this page is essential reading.
The simple fact is you must make sure that you see every suitable house or apartment available if you want to buy the finest property that suits your requirements. If you don’t you will be making one of the biggest mistakes that average buyers make: you will severely limit the chance of seeing the best property available. The fewer properties you see, the less likely you are to find and acquire the finest home or investment available.
I am afraid there is nothing glamorous about trying to find a property. You must speak to every agent regularly and be on their list of “hot buyers” (please see the “Finding Properties” page). In addition you must source off-market properties to increase your chances of finding the finest property in Mayfair. This is especially important if you are hoping to acquire one of Mayfair’s finest residences (please see the “Off Market Property” page).
Many of the best properties will never reach the open market, but nevertheless you must stay in regular contact with the local estate agents. Scanning the internet is a hopeless and ineffective way of searching for property in Mayfair as many of the best properties will be sold before the details are ever uploaded. In areas such as Mayfair many owners ask the agents to sell their properties discreetly. Therefore it is essential that you build a good relationship to ensure that you are top of their preferred buyers’ list. You will then be the first to see many of these properties first and can therefore have first refusal.
I have listed below the majority of agents based in the area. The list is not necessarily in any particular order and is not an exhaustive list. Firstly we cannot be seen to be favouring a particular agency (one should not discount certain agents simply because they are not well known. Property in Mayfair is often listed with agents who are not the most appropriate for that type of home – this can lead to the house being undervalued thus creating an opportunity for the buyer who has taken the necessary effort to carry out a thorough search).
Secondly many agencies change. The site will be updated periodically, but we cannot guarantee the speed at which this happens. As ever it is vital that you do your research.
It is also important to remember that agents based outside of Mayfair will also sell property in Mayfair. An obvious example is Savills, who surprisingly have no office in the area despite being active in the market. You will need to contact their Knightsbridge and Chelsea offices. However, it will be worth you contacting agents in Belgravia too (although Marylebone starts with the same “W1” postcode, it is rare for Marylebone agents to have properties in Mayfair although not impossible. As always, keep your eyes and ears open).
