Holland Villas Road – This is arguably one of London’s most exclusive & desirable streets. It is a peaceful, wide, tree-lined avenue, which is home to a glorious selection of elegant double fronted villas. Some are over 12,000 sq.ft., making them amongst the biggest homes in prime central London. What really sets these villas apart, though, is their width and the size of the gardens. Whereas the majority of houses are tall and relatively narrow, these detached villas are only on four or five floors. Gardens of over a 100 ft long by 50 ft wide are a private oasis for the owners and a joy for the children.
Holland Park – This is actually a collection of roads that are sandwiched between the north end of the park itself and Holland Park Avenue. Many of these large, stucco-fronted, detached villas have been converted into lateral apartments. They are desirable because of the excellent proportions of the rooms, the high ceilings and the proximity to the park, but also the shops and restaurants of Notting Hill. However, a couple of these immense villas are still embassies and recently two or three have been bought and are being converted back to fantastic houses of roughly 13,000 sq.ft.
Addison Road – This connects Kensington High Street to Holland Park Avenue. The middle section of the road has the most desirable property in Holland Park. This is overseen by the towering presence of Debenham House with its green galzed briks and tiles. This is one of London’s largest private residences with over 20,000 sq.ft. of accommodation. Most of the properties on this stretch of Addison Road are semi-detached stucco-fronted houses of roughly 3000 sq.ft. although some of these have been extended considerably.
Abbotsbury Road – Much of the property in Holland Park was built after the war, so are not to everyone’s taste. However, they do have the advantage of looking directly onto Holland Park, so they are extremely popular for those with young children who can literally hop, skip and jump into the park. These houses are typically about 1800 sq.ft. and have off street parking, but small gardens. At the southern end of Abbotsgbury Road is Oakwood Court. This is a collection of seven storey mansion blocks, which have recently become much more desirable. They are extremely secure and some of the apartments are bigger than the houses in Abbotsbury Road. However, prices vary dramatically depending on which block the apartment is situated.
Melbury Road – This is an eclectic collection of property in Holland Park ranging from large artists’ studio houses to the Tower House with its red brick gothic style tower. 7 Melbury Road on the other hand is a low built house of 3372 sq.ft. , which has a gated front courtyard and a large 90x40 sq.ft. garden.
Ilchester Place – Is another of Holland Park’s popular streets. The attraction is the selection of low built houses – 4500+ sq.ft. over only three floors - some of which have direct views over Holland Park.
Upper & Lower Addison Gardens – Although not the most exclusive addresses in Holland Park, they receive a mention because they are the only roads with access to communal gardens. However, you must be careful that you are buying a property on the right side & end of the road. If not you may find yourself acquiring a property in Holland Park with no access to communal gardens, but lots of noise from the horrifically busy Holland Road.
