Essential Information To Ensure You Acquire The Finest Property In Belgravia On The Most Favourable Terms Possible

If you are planning to acquire a property in Belgravia it is essential that you are familiar with the rules of the Grosvenor Estate or are represented by a solicitor and/or surveyor who can guide you through the many issues (this is important if you are planning to acquire a short lease, refurbish or make structural alterations to a property).

Belgravia is home to some of the world’s most exclusive addresses. For centuries it has been the most desirable address for the international elite and that is still true today.

Belgravia (and much of Mayfair) is owned by The Grosvenor Estate, which is one of the reasons why it has retained its character. The estate maintains a very tight control on what can and cannot be done in the area. For example, all owners must paint their facades cream – the exact colour of which is stipulated by the estate office. This is true even if you own the freehold to your building. So if you want to paint your home pastel blue or pink, Notting Hill is probably the area for you.

In recent times the Leasehold Reform Act has changed the way the estate has been run as it is legally obliged to extend or enfranchise certain leases. The cost to extend or enfranchise depends on a number of various factors including the length of the lease, ground rent & the estimated value of the building if it was already freehold or held on a long lease. This is an immensely complex subject, which unfortunately cannot be covered here.

However, the seeming complexity of these issues should not deter you from acquiring a property in Belgravia. If you have a reliable team with a proven track record to support you, then there is little to fear. If you would like us to recommend experienced experts, please see the bottom of the page.

The Most Exclusive Addresses for property in Belgravia:

Eaton Square – Arguably one of the finest addresses in the world. These stucco fronted terraces were originally designed as houses. A few still exist, but they vary in size. The grandest we have seen was over 17,000 sq.ft and included the mews house behind and a swimming pool. More recently an 8,800 sq.ft. home has sold for c. £20 million.

However, the majority of the buildings have been converted into apartments. These can vary in size from small one bedroom pied-a-terres to glorious lateral apartments of over 6000 sq.ft. All the buildings have fantastic views over the communal gardens, which can only be accessed by residents of the square. The property in Belgravia is also served by a network of porters.

Chester Square – When originally built these houses were secondary to the enormous homes on Eaton Square & Belgrave Square. However, because most families no longer require the large number of staff intended for these homes, Eaton Square is now predominantly apartments and Belgrave Square is mainly institutes and embassies (it is also extremely busy and therefore less desirable). Therefore Chester Square is the location for some of the most desirable property in Belgravia. These are typically 5500 – 6500 sq.ft. although there are exceptions to this.

Wilton Crescent – Again regarded as one of London’s finest addresses, this crescent is built around an attractive central garden. There is a mixture of stone clad houses on the northeast and northwest side with stucco-fronted houses on the south side. The larger houses are over 10,000 sq.ft., are arranged over seven floors and also include the mews houses behind. The smaller houses are just over 2000 sq.ft. There are also a few buildings which have been converted into flats.

Grosvenor Crescent Mews – Although not the most exclusive address for property in Belgravia, if security is the main issue for you, you might want to consider this quiet street just behind Grosvenor Crescent. It can only be accessed through electric gates and has CCTV surveillance. The smaller houses are just over 1600 sq.ft. while there are a couple of properties over 3000 sq.ft. and then Grosvenor Lodge which is 5911 sq.ft.

There are of course many other streets of note in Belgravia. Eaton Place – just behind Eaton Square – contains some glorious apartments, for example. There are also numerous streets with smaller houses if you do not require a huge family property in Belgravia. Whatever size and style of property you require, it is essential that you leave no stone unturned in the search for the best property available.

However, if you:

  • Are too busy to regularly contact all the estate agents

  • Would like an expert to handle the entire buying process for you
